(WHY HERE)

Built for remote work, not just holidays

Two modern villas (built 2021) on shared grounds in Svetvinčenat — everything a remote worker, couple, family or small team needs for a productive winter.

(01)

Starlink 250+ Mbps

Low-latency satellite internet that holds up on video calls, screen shares and large uploads — far beyond the ~30 Mbps typical of rural villas.

(02)

Heated pool & sauna

The 8 × 4 m heated pool and Finnish sauna run through winter — a daily reset between deep-work sessions.

(03)

Clay tennis court

A private clay tennis court on the shared grounds — your lunchtime break is a match, not a scroll.

(04)

Space to spread out

Four en-suite bedrooms, a full kitchen and separate living areas per villa: quiet corners to work, shared spaces to live.

(05)

Game room & slow evenings

Billiards, table football and long quiet evenings — winter in a villa beats winter in a studio apartment.

(06)

Istria without the crowds

Medieval hilltop towns, truffle country, empty beaches and Pula airport 30 minutes away — all in off-season calm.

(WHERE)

Svetvinčenat, central Istria

A medieval town with a renaissance castle, 30 minutes from Pula airport, 25 minutes from the sea and an easy drive to Rovinj, Pula and Motovun. Restaurants, a bakery and shops are in the village — a car is recommended for the full Istria experience.

(GOOD TO KNOW)

Croatia welcomes digital nomads

Croatia offers non-EU remote workers a dedicated digital-nomad residence permit for stays of up to 18 months, and EU citizens can stay freely. Istria is inside the EU and the Schengen area, with the euro as currency.

(FAQ)

How reliable is the internet for video calls?

The villas use Starlink with 250+ Mbps download and low latency — stable for all-day video conferencing, cloud development and large file transfers. The village also has mobile coverage as a backup.

Are the villas comfortable in winter?

Yes — both villas were built in 2021 to modern standards, and the heated pool and Finnish sauna operate through the winter season.

Can two families or a small team share the estate?

Booked together, the two villas form one 700 m² estate for up to 16 guests with two pools, a sauna, a game room and the shared clay tennis court — while each villa keeps its own kitchen and privacy.

Is a stay like this registered as tourist accommodation?

Yes. Stays are registered with the Croatian eVisitor system like any villa holiday — we handle the registration online, you just bring your passport or ID.
